Property Inspection (Pre-Purchase) $350 and Up
A pre-purchase home inspection, performed by a professional, is a visual examination of the readily-accessible areas of a home to provide an accurate evaluation of the home's condition at the inspection. Home inspections are designed to disclose defects in the property that could materially affect its safety, livability or resale value. They are not meant to disclose cosmetic defects. The evaluation is presented to the buyer in a comprehensive report so buyers are fully informed of the home's condition prior to purchase.

Property Inspection (Pre-Listing) $250 and Up
A Pre-Listing Home Inspection is for the SELLER to better understand the condition of their home prior to listing the home for sale. It focuses on proper functionality of all major systems and components of the house: heating and cooling; electrical; plumbing; roof and structure; siding; and doors and windows.

New Construction Inspection $325 and Up
This is a Residential inspection but designed for new-construction builds. This allows you to get ahead of your home purchase. This will report any defects to the builder so it can be fixed before the final walkthrough.

Condo / Townhome Inspection $300 and Up
A Condo/Townhouse Inspection is the same as a residential inspection but has exclusions for areas responsible by the governing association. These areas typically include exterior and roof.

Mobile Home Inspection $350 and Up
A Mobile Home Inspection is the same as a residential inspection but has the added items of tiedowns and crawlspace.

Property Re-Inspection $150
A re-inspection is a visual examination of a property we have previously inspected for the same clients. There are two types of re-inspections: (1) Inspections for the same client after a repair or other modification.; (2) Inspections for the same client of an area that was inaccessible during the original inspections.

Includes 1 Surface Swab Sample, additional swabs are $50 each / Overnight Lab Delivery Included

Well Water FHA Testing $499
Water will be tested for bacteria such as E-coli and total coliform. The test also includes other chemicals like nitrates and nitrites along with lead. If these are present at elevated levels, you will need to take steps to improve water quality before you can be granted a FHA, VA or USDA housing loan. - Stand Alone Service

1-Year Warranty Inspection $195
We will typically examine the performance of appliances, plumbing, and septic systems. We will also look for safety hazards in several areas in the home such as faulty electrical wiring or drainage problems. Wind Mitigation Insurance Inspection $99
An inspection designed to lower your insurance premiums by verifying hurricane mitigation requirements such as shutters, nail patterns at roof, hurricane clips, and more.

4-Point Insurance Inspection $99
The 4-Point Inspection is often a required inspection in order to obtain (or maintain) insurance coverage and focuses on Plumbing, Heating/Cooling, Electrical and the Roof. An insurance inspection that is commonly required on older homes for obtaining coverage. The four areas of inspection are the roof, electrical, plumbing, and hvac.

Chinese Drywall Testing $250
Samples are taken and sent to a laboratory to determine if Chinese drywall was installed in the home. The hazardous off gases produced from some of this drywall present serious health hazards if present.
